Why is a Gas Safety Certificate Important?

Every landlord is legally required to have all gas appliances and flues in their rental properties checked every 12 months by a registered Gas Safe engineer. This is to ensure they are operating safely and efficiently, and to prevent potential gas leaks, fires, explosions, and carbon monoxide poisoning. Once these checks are completed, a Landlord Gas Safety Record or Gas Safety certificate is issued.

  1. Inspect all gas appliances and flues: To ensure they are in a safe condition and fit for use.
  2. Check for adequate ventilation: To guarantee all fumes are expelled properly and there is sufficient air supply for efficient combustion.
  3. Examine safety devices: To make sure all safety devices are working as they should.
  4. Inspect the flue flow: To ensure dangerous gases are being safely expelled outside.
  5. Assess the gas pressure: To ensure the gas pressure is correct and safe.
  6. Carry out a gas tightness test: To check for any leaks in the installation.

What Does the Gas Safety Certificate Include?

The certificate provided will contain information on all the checks done during the visit and the results, details of any faults and actions to remedy them, details of the property and the landlord or agent, and the Gas Safe registration number of the engineer.
